Have you ever wondered if it is possible to purchase a piece of property that the Town owns? Do you have questions about owning a road allowance or a shore road allowance?
By-Law and Process
It may be possible to purchase Town owned land. By-Law 79-2024 is the by-law to establish policies and procedures regarding the sale and other disposition of land. There is a very comprehensive process that needs to be followed-the process is detailed in the by-law. The process for road/shore road allowance purchases is different from the process for the purchase of other Town property.
If you are serious about purchasing Town owned land, please complete an application and submit it to staff. Following the process in the by-law, staff will review each request. This may take a number of weeks as staff must make a detailed and full review of the land.
If it is determined by staff that there is a possibility that the Town does not need the land or that the land would not serve a municipal or community purpose, there may be a possibility for a purchase. There is no guarantee that the land will be sold at this step in the process.
If staff determines that the land should not be sold, no further action will be taken and you will be notified that the process will not continue.
Cost
Lands other than road/shore road allowances are usually sold on the open real estate market. The Town realtor will list the property and Council would entertain offers through the Town realtor. In these instances, Council would be looking for fair market value in an offer of purchase and sale.
Council has decided that the purchase of a road allowance will be based on $40.00 per square metre plus applicable taxes. Purchasers would also be required to pay all of the Town's costs in processing the sale including but not being limited to the cost of a survey, advertising and legal costs.
Council has decided that the purchase of a shore road allowance will be based on $80.00 per square metre plus applicable taxes. Purchasers would also be required to pay all of the Town's costs in processing the sale including but not being limited to the cost of a survey, advertising and legal costs.
